A prominent suburb on the Vizag-Vizianagaram stretch of NH 16, Madhurawada is now one of the most promising real estate destinations in Visakhapatnam. And the reasons are manyÖ the area is developing as a major hub for sports, entertainment, education, business establishments and the most recent trend – luxury homes and gated communities. Initially it was the proximity to IT companies and industrial sectors that attracted a smattering of populace here, but with the availability of abundant space and considerably easy connectivity to the main city, many more institutions, colleges, entertainment and sport establishments, and eventually a number of residential townships sprang up here, drastically changing the landscape in the last decade.
Located around 16km north of the main city of Vizag, today this suburb is a selfñsufficient region with great surroundings, good urban and social infrastructure, and a host of choices in real estate. Incidentally, Madhurawada started out as an investment destination. Because it has a large expanse of land with a variety of flora and fauna, many salaried employees invested in residential plots with a hope of reaping profits in the years to come. The first hint of real activity and an upsurge in the land-prices happened after the State Government announced its plans to develop an IT hub; nearly a decade ago. And as the two IT SEZs at Gambheeram and Rishikonda came up barely 4 km away, the metamorphosis of the flat landscape started.

Location-wise, Madhurawada is well connected, it is accessible by both the NH 16 and the transformed Beach Road; and is just 23km from Vizag airport and 18km from Vizag railway station. With regards to infrastructure, Madhurawada has excellent urban and social facilities including educational institutions, entertainment hubs, shopping centres and grocery stores, banks and other services such as hospitals and medical centres too. And in addition to the existing international cricket stadium, a sports arena is due to come up soon.

Over the next 2-5 years, high-rise residential gated communities will most likely dominate the skyline. Several local and national-level builders have invested heavily in the area. With so many builders in the fray, the options vary right from single bedroom houses to grand villas, from budget apartments to charming bungalows, from practical flats to luxurious lifestyle residences.
